Investor Kabex invest doo has completed construction of its luxury apartment development "Golden Panorama" in Zlatibor. The building consists of 45 residential units-apartments of different sizes, a wellness and spa center, storage rooms in the basement and a parking around the building. All apartments have long been sold at a price between €1,750-2,000 psqm. The owners of the apartments are offered to rent out the apartments to third parties/guests utilising the rental pool concept. A professional condo manager will carry on the maintenance of the building and apartments.

The developer has started construction of a new apartment building "Golden Panorama 2" with 65 residential units between 32-50m2 priced between €2.100-2.200 per square meter, the sale of which is in progress.

Location

"Golden Panorama" is located on the slopes of the Zlatibor area known as “Potoci”, at 1.030m above sea level. It is a quiet and not so populated location, near “Tajna” settlement. The newly built coach station is a 10-minute walk away, which is favourable for renting apartments. The facility is surrounded by meadows, mountain streams and hiking trails. The apartment offers a view of the mountain peaks Čigota and Tornik. It is isolated from noise and urban development, but close enough to all amenities of the centre of Zlatibor. An ideal place for nature lovers seeking clean air, peace and tranquillity.

An investment for the future

Apartments try to satisfy 2 criteria. They are luxurious residences ideal for individual or family enjoyment, an escape to nature from everyday stress, but also an additional source of income for the owners from renting out apartments.

Sitting Room

Maintenance of the apartment as well as the apartment block is carried out by a professional manager who is also engaged in renting out the apartment for and on behalf of the apartment owners. During the New Year and Christmas holidays 2024, Zlatibor was visited by more than 100,000 tourists, according to information from the Tourist Organization of Čajetina. Zlatibor has been and will be one of the most popular tourist destinations in Serbia, which increases the possibility of renting out apartments to tourists thus offering relatively high level of occupancy and utilisation.

Owning an apartment in the most popular tourist destination in Serbia is a profitable long-term investment. Apartment owners do not pay for accommodation for themselves and/or their family members during their stay. When they are not staying in the apartment, the apartment is a source of additional rental income. A professional condo manager takes care of the maintenance of the building and apartments as well as their rental. Owners are offered to participate in the rental pool system on a voluntary basis as a modern way of economic exploitation of holiday homes.

The facility is particularly suitable for a new category of tourists who combine holiday with remote work. Today, this phenomenon is described in English as "bleisure travel", "laptop lugging", "workations", "blended travel " which erases the traditional division between traveling on holiday and traveling for work.

At the beginning of December 2023, the President of the municipality of Čajetina, Milan Stamatović, announced the second phase of tourism development in Zlatibor, the project "New Zlatibor - vision of the future". With this project, new tourist facilities are planned in Zlatibor - the construction of golf courses, sports fields and entertainment facilities that modern tourists are looking for. New facilities at the top of Tornik and a new route of the gondola lift from the top of Tornik to Pribojska Banja are also planned.

The condo

The condo consists of 45 luxury apartments between 27.53-47.17 sqm, a spa and wellness centre, storage rooms in the basement and a parking in front of the building. The building is on 6 levels. There is a small lobby with a concierge at the entrance to help the owners and guests of the apartments.

The apartments are of modern design, richly equipped, with the possibility of using a "smart" system for managing and monitoring the apartments.

During the construction and furnishing, the developer used the highest quality, environmentally friendly, extremely durable materials. The floors are decorated with first-class "Lamar" rustic oak parquet on floors, award-winning Italian ceramics and sanitary ware "Catalano" in bathrooms and premium kitchen elements for longevity and eye pleasing. Aluminium carpentry in a wood-aluminium window combination and glass balcony fences offer a fantastic view of the surrounding nature.

The functionality of the interior is something to which considerable attention was paid during the design, furnishing and decoration of each apartment in cooperation with top experts in the field of construction and architecture. The developer transferred to the building his best knowledge and experience gained in the construction of residential and commercial buildings in Germany.

Smart heating system

The smart heating system allows guests to always arrive in a warm apartment. It is managed by a mobile application, since one can turn the heating on and off from distance. The mobile application turns on the built-in boiler, through which the room temperature is adjusted and at the same time the energy consumption is controlled.

Each apartment has its own central heating with Ariston Velis EVO plus EU WiFi boilers as a source of hot water. The boilers are built into the wall and do not take up space. Aluminium radiators with attractive design provide additional beauty to the environment.

Wellness & Spa Centre - Apartment owners, their family members and their guests have the opportunity to use the services of the wellness and spa centre located in the condo building. A swimming pool, saunas, hot tubs and other facilities at guests’ disposal provide additional enjoyment.

Bathroom

Storage rooms in the basement - each apartment has its own storage room in the basement of the building, ideal for storing ski equipment, electric scooters, bicycles and other bulky items.

Parking - in front of the building there is a parking lot for easy parking of vehicles. The parking is equipped with chargers for electric cars.

The developer

The investor is the construction company Kabex Invest doo , owned by the people from the Zlatibor area.

The construction of residential and commercial buildings is the specialty of this company, in which the owners have gained enormous experience in Germany, which they are now transferring to the newly built buildings in Zlatibor. We hope that their new projects and designs will increase the tourist offer of Zlatibor and contribute to the further development of the municipality of Čajetina.
